We had a chat and a look around the current displays as Flowers on Tedder get firmly into Christmas mode and I know we were there for flowers but, my eye caught the chocolates in fact they are not just chocolate they are visual feasts and great gift ideas. The more time that you spend in the beautiful air conditioned ambience the more you fall under it's spell... just words I know, but so true, you just want to stay and immerse into the ambience. I spotted so many quality gifts and arrangements that I can see why the shop door bell kept ringing with new customers.

Don't you just love Childhood dreams, they are so powerful yet they somehow wither under the heady onset of "Adulthood" but some of us just continue on like "Alice" (Alice in Wonderland)

I really love this stuff, Margo has held onto her 'Looking Glass' firmly as she moved through a demanding career in Law. WOW Margo deserves some extra Villager bonus points for that - in fact we Villager's are so lucky that she wanted to reveal her dream here in Tedder Village!

I recently had a coffee catch up with another Villager Scott Smith from Vertex Fund Management.
I attended a presentation he had made at a recent BEN BIZ Breakfast and I wanted to learn more. Here is a casual transcript of our over-a-cuppa at Hard Coffee recently.
[Steve] Scott I think I understand what your fun does, but can you please enlighten me on what is a Direct Mortgage Fund? what can it do for me?
[Scott]
- It's a fund that provides exclusive opportunities for Wholesale Investors to invest directly into individual first mortgage loans.
- Returns are by way of fixed Monthly distributions from 9%
- Each loan is secured by real property within Australia and provides investors with a range of different terms, risks and rates of return.
- Typical Loans are from $500,000 to $5,000,000. Larger loan amounts may be considered.
- Loans are for Commercial or Investment purposes only. Loans captured under the National Consumer Credit Protection Act 2009 or Third Party Loans will not be considered
- Security: Residential, Commercial and Industrial – Established or Vacant Land -Specialist security will not be considered.
[Steve] Ok Scott I think I get the general understanding here, so just to underline this, we are talking property investments only?
[Scott] Yes
[Steve] How long as an investor would I have my funds tied up for? what type of lifecycle lifecycle?
[Scott] 12 months is the typical period to realise the investment. All interest is secured upfront and released monthly back to the investor.
[Steve] What about LVR's
[Scott] Up to 65%. May consider up to 70%.
[Steve} What about Security?
[Scott] There is First registered mortgage over Real Property within Australia. General Securities Agreement and personal guarantees from the Director(s)/Principal(s).
[Steve] Ok Scott I don't want to get too deep in to this, but I can see in your FAQ's section that you cover every question I have thrown at you.
[Steve] One last question Scott - What about your fees, what do incur for this service?
[Scott] Steve, the Borrower incurs all those costs.
[Steve] Thanks Scott I like the characteristics and shape of this style of investing.

A conversation on the Avenue
You know the type! casual, just in passing, as we wait for our coffee, almost at the rumour level but not quite. Just enough fact to keep it from descending into the ranks of gossip. A rapid content rich conversation on how to fix the world and fill the Village with what we Villagers need!
Anyway the commentary went something like this. . . (It's a mouthful)
"Just give us a darn good Fish'n'Chip shop why don’t they! and since you got me started, chuck in a Burleigh styled cafe that does bowls of stuff like cauliflower rice and that poke stuff! and a descent sandwich bar! Modern Pizzas, Zucchini Pasta and while we are at it, ditch those old stuffy menu’s - oh yes and while I’m on the subject of menus, they need to change more often like our southern community cafes and restaurants do, hmmmmm and let's not forget the fabulous fashion linen and a bike shop …."
Whoooooo hold up the horses there lassie, that’ll fill a VILLAGE and a half and then some, but I do love ya passion there Sharon - whoops that slipped out - apologies, but Sharon you do say it like it is!

I haven't met Matthew, it's one of those I-know-your-face-over-the-years but never been introduced, that was until I read about him in the Bulletin recently. Matthew and his family business were featured in a weekend Bulletin centre piece - great article, now I know Matthew's name and what he does. Matthew Whitton said he had wanted to be a graphic designer “so Dad bought me an Apple Mac”.

Parkrun is a great way of meeting all your fellow Villagers and you don't even have to run - how good is that?
Run/ Jog / Walk around a really magnificent 5 km track that the Friends of Federation Walk have been toiling away over years, to give us all such a great natural experience - you will probably experience a lot of the local wildlife as you get your bod around the track.
Ps. there are plenty of shortcuts... I know I have used them many many times!

- I love Vegemite and Hate Peanut Butter, but love Brussel Sprouts - go figure that combo
- Best on toast was Butter, Vegemite and cold left over Mashed Potato
- I love Fanta and side step the Coke
- The Purple Jet planes were the best and I really hated those Aniseed balls
- Hokey Pokey ice cream was worth a kings ransom in the land of the long white cloud
- I loved BEN but hated Michael Jackson
- Daniel Boone and Zorro kept me on course
- When Mork from Ork died, it changed my world for the first time and then David Bowie - OMG - how do we keep moving forward without them?
- I can no longer hear that 'Ocker' accent, but I now hear the Kiwi twangs - what's happening to me - I can hear Tom Tate calling me - "Steve - Steve, come out - rise up you are now an Aussie!" Yes I feel a coming out party coming on!
- When they say to me "let's take it easy", it always ends up being much bloody harder
- Positivity is a derivative of doing something about something
- Eating healthy is just the slowest possible way of dying, but thinking healthy creates a whole new life
- Sometimes when the music stops, I just just have to tap out my own tune. I have to say that the music stops often, so my tapping skills have improved out of site
- Which is more powerful - Wisdom or Willingness?
