Are you aware of the “East of Tedder Avenue” overlay plan, allowing developers to justify towers that are grossly non-compliant with the City Plan with little or no setbacks from boundaries, site coverage, density?

Have you wondered about the team of clipboard-carrying folk checking out your street in recent weeks?

The mystery is solved. They were members of the Main Beach Association who have now completed their survey of every building within the Light Rail Urban Renewal Overlay—the whole area east of Tedder Avenue. It is the existence of this Overlay that allows developers to justify
towers that are grossly non-compliant with the City Plan in terms of setbacks from boundaries, site coverage, density, and so on.

The team has classified every site according to well-accepted criteria about the probability of it being redeveloped within a certain period of time. From the data that has been collected, a 3D image is being prepared to show what Main Beach will look like if Council continues to approve developments on very small sites, built right to the boundaries of adjacent buildings.

The aim of this project is to make the community aware of what is happening in their neighbourhood—and to galvanize support for a campaign to ensure that developers are obliged to comply with the City Plan.

If you want to learn more, including details of developments that are already ‘in play’, become a member of the Main Beach Association.

To join, simply email admin@mainbeachassoc.org, so you can be sent an application form.
